LOCATION: This solid ranch is located 20 miles north of Brady, about 4 miles west of US 283, and 1 mile north of FM 765, fronting on gravel county road 330 in northern McCulloch County. This is about 20 miles south of Coleman, 60 miles east of San Angelo and 150 miles from both Austin and San Antonio.

The area is composed of medium to large working/recreational farms and ranches, and the neighbors are large. The gravel county road forms the south boundary of the ranch, with Saddle Creek and the Colorado River comprising the north and west property lines, and a working ranch borders to the east.

GENERAL: The main event here is almost two miles of frontage on the legendary Colorado River, which maintains good flow in this area due to mandated constant release from Lake Ivie about 15 miles upstream. The river is mostly wide and deep, with a couple of shoals, and is rated excellent for fishing, swimming, floating and boating. Huge catfish, bass and sunfish are predominant, and the river water is a lure to turkeys and other wildlife.

Giant riverside shade trees include oak, elm, pecan and other hardwoods, and the river frontage has a couple of park-like levels that are accessible and usable, including points of direct access to the water. This is big time water with all the bells and whistles associated thereof, make no mistake about it, and the turkey roosting habitat is rated as superb along with the fishing.

This ranch is otherwise well-watered, with Saddle Creek, a major tributary of the river, forming the western boundary and holding potholes even through recent drought. Additionally, there are 11 stock tanks scattered throughout the ranch, one of which encompasses about 4 acres and is stocked with fish. Millersview-Doole community water is also on site, with three taps committed if needed.

The look and feel of the site varies, from rocky & thick to manicured and refined, and about 250 total acres are in fields that are mostly free of regrowth with several varieties of improved grasses. The land falls from south to north to the river, and the uplands are vegetated in native grasses, mesquite, some cedar, liveoaks, cactus and shrubs. There are knolls providing knockout views of the ranch and surrounding areas, with an elevation change of over 100’ on the ranch. Limestone and gravel outcrops add interest, though most of the upland consists of deeper, clay soils.

The all-around wildlife habitat is as good as it gets, with healthy populations of deer, turkey, dove, quail and varmints to be found. Current ownership is


developing the bird hunting aspect, and the abundant surface water attracts numerous species of waterfowl at various times. Squirrel hunting along the river is excellent, and opportunities for varmints are unlimited.

Improvements include two large grain storage bins, good set of working pens, many blinds and feeders, several sheds and extensive fencing and cross fencing. A thorough ranch road system allows for widespread access, and an old pioneer-type rock home, though charming, is not habitable nor restorable, though some of the building materials used are fascinating and quite salvageable. A hunting cabin located atop a knoll overlooking the river is usable, but has little value, though it is served by electricity and could be made habitable.

This interesting ranch also offers opportunity for the rockhound and Indian artifact hunter, as there are literally thousands of shards of chert (flint) seen at a number of locations. Songbirds are yet another enjoyable attribute, as the extensive riparian zones and surface water attract and hold birds of many species at different times of the year.

In today’s market, finding a rural property with all of the amenities and value offered by Fife River Bend Ranch is becoming increasingly difficult.
