The 7 11 Ranch is located in the beautiful Quartz Creek Valley of Gunnison County at 5291 County Road 76, 17 miles northeast of Gunnison, Colorado. County Road 76 is maintained by the county all year for easy motor vehicle access. Gunnison is a short 20 minute drive and offers an airport, shopping, schools, college, library, gas, lodging, restaurants, golfing and banks. The local school district is Gunnison Watershed RE-1J and the school has bus service for the Quartz Creek Valley students via County Road 76. Denver International Airport is four hours away by car. The ranch is an hour away from the following recreational areas: Blue Mesa Reservoir, the largest in Colorado, for boating and fishing; Crested Butte Mountain Resort for downhill skiing and winter relaxation; and Monarch Ski and Snowboard Area for downhill skiing and snowboarding. The Quartz Creek Valley offers abundant hunting grounds with access to GMUs 55 and 551.

There are 154± acres of deeded ranch land on the 7 11 Ranch, 100± acres of which are pasture. Quartz Creek runs through the property. Rock outcroppings and a spring-fed lake complete the landscape. Included in the sale is a ten year lease and right-of-first-refusal on 205± acres across County Road 76. The owners will waive their two federal grazing permits in favor of the buyer. These permits allow access to 59,000± acres of federal land. The sellers are also conveying three deeded 10± acre mining claims located south of Gunnison, Colorado.

Recreation
The property is well suited for many recreational activities such as hunting, fishing, horseback riding, gymkhana, cross country skiing and snowshoeing.

Water Rights
The owners will convey their rights to over 14 cfs of water coming from two ditches, the Lockwood Mundell ditch and the Huff and Dice ditches, and from one spring on the property.

Improvements
The 4,765± sf main home has four private bedrooms and includes an attached lodge which can sleep up to ten in the loft area. There is a large great room which is suited for group activities or banquet dining. The separate guest facilities include two two-bedroom cabins, four one-room cabins, hook-ups for recreational vehicles and a bath house. Operation
Currently, the 7 11 Ranch is a working cow/calf operation. The property can produce three tons of hay per acre of pasture. The current owners have also run an outfitting business from this property. Other possible uses for the land include a dude ranch, horse farm, equestrian center or development.

Utilities
Electricity and telephone are currently on the property. Well and septic are in place for the main house and the bath house. The electricity is supplied by Gunnison County Electric Association and the telephone service is provided by Qwest.

Conservation Opportunity
There are no deed restrictions on the land.

Real Estate Taxes
Property taxes were $2,472.96 for 2005 for the 154± acre parcel. Taxes were $309.52 for 2005 for the 30± acres in mining claims.
