Currently, this property is in AG status and is planted with dryland alfalfa. It has access to Hwy 60 and includes a water tap, connection fee would be due. Being surrounded on both sides by larger homesites that are zoned SFR should give a developer the opportunity to work with Weld County and the possibility of rezoning for development. There is some leftover oil and gas capping that can be removed and a weather station that can be removed.
