Most of us know Colorado is a mountainous state. Its average altitude is 6,800'. In Yuma County, part of the Arikaree River is its low spot at 3,315' above sea level. There really are no lowlands, so when looking at Colorado property for sale, you will be looking at mountainous property.
The Rocky Mountains travel directly through Colorado with the Great Plains to the east. It's bordered by seven other states and is famed as being part of "Four Corners" where it meets with Utah, New Mexico, and Arizona. Its highest peak is Mt. Elbert at 14,440'.
Colorado's Mountain RegionsColorado is primarily made of up mountain land. There 15 mountain ranges in the state with 54 peaks higher than 14,000'. While most of us wouldn't be looking for property on those peaks, they make for a dramatic backdrop any time of year.
Some of the regions in and around the Rockies featuring land for sale include areas like Trinidad in Las Animas County some 300 miles south of Denver. It sits at an elevation of 6,000' with a population in town of just under 10,000. Here you may find ranch properties with or without a home already built on 35-50 acres to leave natural or develop into an equine property, family farm, or vineyard.
Just north of Trinidad, properties have been springing up in Huerfano County. This county is large with 1,600 square miles of land, yet secluded with a population of only around 6,800. Towering over the region are the Spanish Peaks, known for being an important landmark of the Santa Fe Trail. Affordable small acre lots are available in the Navajo Ranch area of this county for home development with electricity run up to property lines and community water.

With so much snow on so many mountains, naturally, the state has an abundance of rivers. In fact, one of its nicknames is "the mother of rivers." There are 158 identified rivers and many more streams.
River land properties along with streams and lakes offer an abundance of trout fishing. Bass, pike, and Sockeye Salmon are also sought out in Colorado waters. Many mountain properties are located along the banks of these rivers where you may find your own special "fishin' hole." Use it for your personal use, share it with friends, or on a property with an abundance of fishing areas, you may consider developing a small resort area as an income property.
Mountain Sporting LandFor athletes and other active sports enthusiasts, the state cannot be beat for wintertime and summer activities as well. While Denver lost the bid for the 2030 Winter Olympics, Colorado plans to keep on trying if its voters approve of the idea. However, Colorado Springs is home to the flagship training center of the Olympic Training Center and the U.S. Olympic Committee.
Properties in the snow-packed mountains make for great getaway cabins for the whole family with sledding runs, and acreage for creating snow families and snow angels. Colorado is also home to a lot of equestrians with horse barns and grazing properties for breeding, training, or just plain fun and recreation.
