160 +/- ac timberland / hunting tract in Caldwell Parish, LA
This tract is a mixture of approx. 28 acres first-thinned pine plantation in the SW corner with the remainder in hardwoods along the Castor Creek bottom. The creek is heavily cypress and tupelo, some of which was cut approx. 10 years ago.
The hunting will include deer, hogs, and squirrels with some wood ducks in the creek. There are thousands of adjoining acres of creek bottom and timberland to provide backup wildlife habitat.
There are some trails and a gas pipeline that run through the tract to help facilitate access.
NOTE: This is a creek bottom that will flood. This tract is in no way suitable for a rural home site. There are no nearby utilities, nor is it feasible to get electricity to the tract.
Access: The tract has a deeded 60 feet wide servitude from 7 Runs road to the SE corner. It is currently just a 4-wheeler trail.
