Much of the bottomland is in native and coastal bermuda grass and some could be cultivated for crop production. The rest of the ranch is upland with rolling hills & nice elevation changes. The soils are good for producing native grasses and don’t appear to be excessively rocky. There are 3 large tanks (ponds) and a four (4) smaller ones scattered around the ranch.
There are two houses on the ranch. The main house is in good condition and has 3 bed-rooms, 2 baths & central air conditioning. Water is pumped to the house from one of the large tanks (ponds). Nearby is a large (60’x80’) barn with a lean-to equipment shed. There are 2 wa-ter wells on the ranch, but the owner reports that they are very low producers, so have never activated them. The second house is located below the hill closer to the river and used as a “hunters cabin”. It has a fenced yard and a rainwater collection system for household water. Electricity is at both houses and convenient over the ranch.
The hunting and fishing is exceptional! Wildlife includes deer, turkeys, feral hogs, dove, quail and other wildlife.
