The entire ranch has very good perimeter and division fences. It is divided into several pastures to allow for more efficiency in the use of the ranch. There are 3 improved grass pastures that total about 65 acres (approximately 18 ac, 25 ac & 32 ac) that provide livestock grazing and/or hay production. The rest of the ranch is native ranch land with a variety of tree & brush cover that includes Post Oak, Blackjack Oak, Live Oak, Elm, Mesquite, White Brush, Agarita, Wild Persimmon and more.
Household water is supplied by the Richland SUD. There are at least 15 stock tanks (ponds) and every pasture has at least one tank that supplies water for livestock and wildlife.
