DESCRIPTION

Located in western Val Verde County, this high fenced wild and western ranch is the epitome of West Texas. With eleven different exotic species, it also feels like South Africa. Improved Whitetail genetics under the MLD 1 program that has been managed in conjunction with TPWD for 15 years. Records have been kept on both exotic and Whitetail harvests. A diverse variety of native browse and brush, great water and feed program insure the health of the herd.

The AJ Ranch is very accommodating but a little rough on the edges creating a true western camp setting. NO glamping here! A perfect setting for entertaining family and friends. Both the Pecos river and Lake Amistad are nearby. Historic Langtry and the Judge Roy Bean museum are nearby as well. A corporate retreat for employees and clients. It also will accommodate a commercial hunting operation. The estimated wholesale value on the exotics is over $300,000.

HUNTING/WILDLIFE

The ranch is divided into two high fenced pastures. Most of the exotics are located in the north pasture. The south pasture is predominantly Whitetails with a few exotics in the mix.
Plenty of water, brush and supplemental feeding for all.

The different exotic species include Axis, Fallow, Aoudad, Barasingha Deer, Red Stag, Sika, Black Buck, Ibex Cross Goat, Scimitar Oryx, Addax, and Sable Antelope. The managed Whitetail program consistently produces bucks in excess of 150 inches. 4 breeder bucks service the mainly native does.

WATER

The ranch has one water well producing more than enough water to service the entire ranch. The water is drinkable and does not smell. Water is plumbed to the headquarters area and to the many poly holding tanks and water troughs throughout the ranch.

AMENITIES

Through the big metal art gate and high fenced area is the Headquarters. You will see two bunkhouses with a covered paved eating/gathering area in between. A one-story rock cabin with a metal roof houses the bathroom, kitchen and sleep 6-8 people. The second bunk house is elevated with useable space underneath. Also here is the heavy-duty skinning processing station compete with stainless work surfaces. The entire headquarters area is powered by the 75 Amp Koehler propane generator. A very large propane tank accommodates the generator. The generator is 4 years old and is serviced annually. A nice hay barn in the pasture for the large alfalfa square bales. Two big storage containers are under a barn roof and house the various hand tools that will all convey. A separate shed barn houses the tractor.
