The Hyrup Ranch consist of 1824+/- acres and shares a common boundary with BLM and Forest Service lands for over 4 miles. There are approximately 400+/- acres of irrigated hay meadows with good production.
Water Rights - Tenderfoot Ditch- 5.7 CFS, Kennon Springs Ditch- 0.4 CFS, Mesa Ditch- 2 CFS, Lonestar Ditch- 3.51 CFS, Ostrom Ditch- 0.4 CFS. With nearly 2 miles of Wallace Creek running through the property. There is also a small stocked pond at the upper end. The ranch has historically been used as a cattle operation and includes two BLM allotments (Alkali Creek Common & the Upper Wallace Creek allotments) with several pastures.
Hunting - The Ranch is situated in Game Management Unit 42 with over the counter elk tags and qualifies for deer vouchers annually. Excellent big game hunting for elk, deer and turkeys. As the hunting seasons progress into October and November there are literally high numbers of elk and deer that migrate onto the ranch and into this corridor. Spring turkey hunting is phenomenal as well.
Location - The Hyrup Ranch is located within 5 miles of I-70 and under 10 miles from the towns of Battlement Mesa and Parachute. Both Grand Junction and Grand Junction Regional Airport is within 40 minutes. Powderhorn ski resort is within 45 minutes.
