Description
The historic Crown C Ranch is located near the Santa Rita Mountains of southeast Arizona and situated southwest of Sonoita. With moderate four-season weather, good rainfall, beautiful scenery, great cattle country, plus 485 deeded acres continuous with the Headquarters and over 20,000 National Forest grazing lease make this ranch a rare gem. IMPROVEMENTS Main Home The main home was built in 1937 of native adobe block and consists of 6,100 square feet and has been maintained very well throughout the years. There are nine bedrooms, six bathrooms, living room, dining room, guest wing, three screened porches, and multiple sitting areas. As a vacation rental, guest ranch or bed and breakfast this home would be a great fit. Additional Housing The employee home built in 1937 as well is approximately 1,600 square feet with two bedrooms and one-bathroom. Additional Improvements Near the main house is a large swimming pool. At the headquarters is an adobe barn, small metal hay barn, and a set of livestock corrals. ACREAGE Deeded land consists of 485 acres and 20,197 acres of National Forest Allotments. The carrying capacity is 280 AU’s annually, 200 on the forest and the remaining on the deeded and deeded lease. The ranch has great bio diversity including blue grama, hairy grama, sprucetop grama, sideoats grams, black grama, curly mesquite, Texas timothy, mesquite, mountain mahogany, cliff rose, and manzanita. The most prevalent trees are oak and juniper with some black walnut, cottonwood, and sycamore. The ranch is watered by dirt tanks, three wells and pipeline, seasonal live water, and spring water. WILDLIFE The area is known for its Mearns’ quail and Coues deer but also has good populations of Mule deer, javelina and lots of other small game. Sonoita and Patagonia has long drawn bird watchers as well as hunters. SUMMARY The Crown C Ranch offers several opportunities to a buyer to make the ranch what they want, from a getaway home to an investment property.
