General Description:

The property is located in east-central Oklahoma approximately halfway between the communities of Okemah and Henryetta. The western tract is directly accessible from a paved road and the east tract is positioned on a county maintained road just two miles north of Interstate 40.

The Pharoah Ranch is made up of two tracts for a combined total of 1,720 acres more or less.

The two tracts are being offered together or the west 760 could be purchased separately. There is potential for a new owner to continue to lease the ranch located between the two tracts as the Seller has done.

Both tracts have their own working facilities and both have power and electricity nearby. The perimeter fences are in good condition and some of the cross fences have been newly built in the past several years. According to the Seller, the ranch can handle 200 mama cows on average and even more on wet years. A productive hay meadow with over 100 acres is located on the north end of the east tract. Typically, the hay meadow produces approximately 375 large round bales of prairie hay.

Currently, the Seller has been utilizing the leased land between January 15th and September because the owner of the leased land deer hunts the property during the fall and winter.

Surface water is more than abundant with a creek crossing each tract a total of 15 ponds.

This property bears a striking resemblance to the tallgrass prairie found in northern Oklahoma and southern Kansas. The similarities include the elevation change, native grasses, mix of cover, and the presence of excellent water resources.

Whitetail deer would be considered the most prominent game species on the ranch but don't overlook the turkeys and the ducks! There are ample places to hang a tree stand along either of the creeks and the elevated ridgelines would make some fantastic long-range opportunities.

Overall, this is a tremendous property located in a high rainfall area, close to numerous recreational lakes, and just over an hour to either Oklahoma City or Tulsa!

Beaver River Ranch In Northwest Oklahoma
Beaver, Oklahoma
2,825.00 acres
Beaver River Ranch For Sale! In recent years, some of Oklahoma’s largest whitetails have been coming from the Beaver River bottom in the Oklahoma Panhandle. Numerous Beaver County bucks have been showcased on TV shows and in magazine articles. Several over 200”. There are some very large, well-managed ranches in this area that allow the bucks to reach maturity. When combined with excellent genetics, hunters can expect some of the finest trophy whitetail hunting the state has to offer. The ranch itself lays out perfectly. The Beaver River runs through it for 2 ¼ miles. It also has nearly a mile of Clear Creek. Both are Live-water and provide random pools of clear, freshwater, as they meander through the ranch. These pools offer some great Duck hunting locations in the winter. There are numerous Shooting Houses and Feeders in place and ready to hunt. Along the rivers edge are two secluded crop field locations, approximately 150 acres of flat ground. These areas provide a Buyer the perfect location for a variety of crops such as alfalfa, wheat, and milo. If planted to these crops, the ranch would easily host the best food source for many-many miles, potentially pulling hundreds of deer, Whitetail and Muleys both. The northern portion of the ranch provides great bedding. It’s a vast country with wooly sandhills. This rolling terrain is covered in a variety of native grasses and sage, including Plum thickets along dense brushy bottoms. This is an excellent bedding cover for Deer and the perfect habitat for Quail. The River bottom areas contain heavy Tamarack, Plum thickets, and thick grass. There are scattered Cottonwoods, Elms, Hedge Apples, and Black Locusts. It’s excellent deer and quail cover, and also offers Spring hunters some great Rio Grande turkey hunting. The ranch is only 3 miles from town and has paved road frontage. It has a perfect location for a lodge or barndominium with water and electricity. Hunting ranches in this area, and of this caliber, are rare. Don’t hesitate to call with any questions or to look at this great Ranch!
