Tennessee Land for Sale

Even though Tennessee isn't a very large state, the varied topography convinced developers to divide the state into six different major regions and two minor regions, with each region having its own unique topography.

The major regions are:
  • Central Basin
  • Cumberland Plateau
  • Great Valley of East Tennessee
  • Gulf Coastal Plain
  • Highland Rim
  • Unaka Mountains
Tennessee's minor regions are:
  • Mississippi Flood Plains
  • Western Valley of the Tennessee River

The Central Basin and both of Tennessee's minor regions are excellent for farming, particularly raising crops. While the Mississippi Flood Plains often experience flooding, local farmers feel that the rich deposits of silt from the overflowing river compensates them for the crop loss. The other regions are ideal for small farms, particularly livestock operations, and non-farming residential properties. The average size of Tennessee farms is 186 acres, with smaller farms located in the mountains and larger, more sprawling farms in the basins.

Types of Farms Found in Tennessee

While the rich soil would make Tennessee ideal for large crop farms, the topography and high rock concentration makes large sprawling farms difficult, especially if they produce vast quantities of vegetables. Instead, most Tennessee farmers dedicate their property to livestock production, with cattle serving as the preferred commodity. It's estimated that the cattle industry represents 20% of Tennessee's agriculture production. In addition to a nice division of beef and dairy cattle, farmers also raise chickens, soybeans, cotton, corn, and hogs.

Tennessee's Natural Resources

When most people think of Tennessee, they think of country music and gorgeous scenery, but the state also has some great natural resources that can help increase revenue generated from a piece of property.

The most prized natural resource in Tennessee is timber. Approximately half of the state is covered in trees, which not only look pretty and provide oxygen, but also boost the state's economy. It's estimated that the timber industry is worth $13 million, with most of the timber being exported out of the state.
