We are excited to offer for sale this scenic ranch with over a mile of Chappell Creek. This ranch has been under the same family ownership for approximately fifty years and this is the first time ever on the market.

The property is fenced and cross fenced into four main pastures. The ranch has a very desirable combination of open grass pastures lined by mature hardwood trees. In areas tree cover is thick, offering plentiful cover for native wildlife. A few mesquite and cedars are found throughout the ranch as well.

Chappell Creek flows through the ranch for over a mile, entering the property from the southwest and winding its way northeast. The creek is lined by massive mature pecan, and other hardwoods and conifers. Chappell Creek heads in southeastern Comanche County and runs seven miles northeast to its mouth on the Leon River. The creek is generally fed by springs and at times will flow a good deal of water. Typically, holes of water are found in the creek throughout this property.

There are several areas that were once in coastal bermuda that are now growing back into a more native grass pasture. Overall, the ranch offers about a 50/50 blend of open country and dense timbered pasture.

Rainfall in this area is typically around 33".

There is power to the property.

Elevation is roughly 1,150' - 1,250'.

Soils are primarily clay loam and fine sandy loam.

The Chappell Creek Ranch is very well located in eastern Comanche County, just a few miles southeast of Gustine. The ranch lies nearly dead center between Comanche and Hamilton, just south of Highway 36.

Water Features

Besides Chappell Creek, there are five earthen dirt tanks on the property, all fed by runoff from rainfall. Additionally, there are four water wells on the property, some which were once used for irrigation purposes. Available well data indicates that many water wells along Chappell Creek pump in excess of 40 GPM. Water is typically around 150’ - 200’ it appears.

Hunting • Wildlife • Recreation

There is an abundance of wildlife in this area such as whitetail deer and turkey. Dove hunting is generally considered to be good with native populations and migrations of birds. Feral hogs are common as well as many predators and varmints. Rio Grande Turkey populations along the creek are very good.

Resources

No minerals are offered with the sale, and there is no oil or gas production on the ranch. There are no pipelines through the property, or other easements, save for utility easements for power.
