Consult a Mexican attorney, but you should be able to purchase this property through the same process. The property is managed by a local company. The actual property manager lives close and she is from the US but lives in the area and speaks several languages. There is not a true HOA, but instead a voluntary co-op with a Road and Security Group which the current owners participate in. Roughly, it’s $300 US per quarter. The total of property tax, federal zone tax and trust payment for 2025 was 38,100 pesos. Essential services such as groceries, pharmacies, medical clinics, and banking are located in Tulum town, an easy drive from the property. The coastal highway (Carretera Federal 307) provides direct, well-maintained access to the property from both the north and south, making day trips to nearby attractions like Xel-Há Park, Sian Ka’an Biosphere Reserve, and the cenote routes both simple and enjoyable.
