Access to the Ranch is via Routt County Road 3 located off State Highway 131 and the regional towns of Steamboat (Highway 40) and Vail Valley (Interstate 70). Stage Stop Ranch is conveniently located about an hour drive from the regional Airports of Eagle County (EGE) and Yampa Valley (HDN), with both serviced by national air carriers. ACREAGE AND DESCRIPTION The 113 acres varies in topography with the valley of Smith Creek running along the northern border. As you climb into the heart of the ranch. The terrain begins to level and opens into a large, cleared meadow that runs to the southern border of the property. The barn is 50’x30’ structure with a man door and two roll up garage doors. The additional residence lies on the second floor of the barn. The barn has a large concrete slab, nicely suited for a game of basketball or a clean spot while working on the toys. The finished living area utilizes an open layout with vaulted ceilings and presents immense views of the forest and mountains to the west. The kitchen is roomy with granite countertops and wood-stained cabinets and features a modern antique stove. This space is perfect for all your needs! To the back of the living area is the main bedroom with queen bed and separate bath with walk-in shower. There is an additional bunk room with twin bunk beds. In total, you could sleep 10 comfortable at the ranch with overflow potential at the owners’ cabin. Amenities shared with the other eight owners of the exclusive Ranches of Five Pines Mesa include a fulltime ranch manager for house and exterior maintenance help, forest, and fencing needs, and providing services to access your property in the wintertime. Use of the 1250 SF owner’s cabin and barn facility is also included. HISTORY The Ranches at Five Pines Mesa were assembled and constructed in the late 1990s. The home at Stage Stop Ranch was constructed in 2000 and is currently owned by its third owner. Ranching operations make up a vast majority of the history across this region, which saw expansion in the early 1900’s with the arrival of the railroad from Walcott to Steamboat. Early settlers grew potatoes, lettuce, and other produce before becoming no longer economically viable.
