The Reserve at Willow Creek

Very, very seldom do you run into a property that has State land abutting on one side and very close to National Forest on the west side with conservation land to the north. Even rarer is when that land has multiple mountain range views of the Crazies, Absarokas, Bangtails and on a good day the Beartooths. Each ranch has its own unique characteristics. Ranch 1 has Willow Creek frontage, abuts State section and is the only ranch that could have a private entrance. Ranch 2 has dramatic mountain views and a beautiful forest and is closest to the National Forest. Ranch 3 has in your face Crazies views and the far off twinkling lights of Clyde Park and abuts the State section for your enjoyment. Wildlife is dominated by elk but there are decent numbers of mule deer, black bears and the occasional whitetail and moose. The internal road is top notch and electricity is run to the boundary of each ranch so it is ready for each owner to take to building envelopes. You can build a house, barn and guest home but it is not required to. Livingston is approximately 20 minutes from the entrance to The Reserve and gives great choices for shopping, dining, galleries, healthcare and grocery stores. Bozeman International Airport is an hour away and the entrance to Yellowstone National Park is an hour with multiple trout fishing rivers w/in an hours drive. Skiing is available at Bridger Bowl or Big Sky. Gallatin National Forest provides you thousands of acres to explore and is approximately 1 mile from the entrance. You can hike, ATV, ride, ski and snowmobile in the National Forest. The Reserve is a must see if you are looking for privacy, mountain views with close by public land.
