There are several good stand positions on the property as well. There are plenty of edges, open parks and high vantage point lookouts throughout the property. Kansas has recently had a number of quality quail hatches and this property is thick with bob white quail right now. The unmistakable whistles can be heard throughout the property. One look at the habitat and you will understand why the quail numbers are so good. The grass has not been overgrazed and there are plenty of sand plum thickets, locust trees and sumac all providing great overstory cover.  There is no need to “build it and they will come” on this one…it is ready to hunt. The ponds hold water throughout the year (even through the recent extreme drought) and are just the right size for a two to four person waterfowl hunt. This property sits in the middle of the central flyway and routinely attracts ducks and geese to the ponds. There are also a number low spots that could fairly easily be converted into a shallow marsh for additional waterfowl opportunities.   Agriculture A portion of the property will be going into the Grassland Reserve Program on a new 15 year contract. There is also a nice production hay meadow on the east, or top side of the property and cattle have been lightly grazed on the west side. There is a solar well in the middle of the property that keeps a stock tank full for both wildlife and livestock. Mineral rights and water rights will both transfer to the new owner, along with the rights to three wind turbines.
