PRIE REDUCED We are excited to offer this 1,036 +/- acres of farmland and feedyard in cooperation with Eslabon Properties.  The property is in a very productive part of Cochran County between Morton and Whiteface.  There are numerous uses for this property from farmland, feedyard, heifer development facility, or other livestock production activities. Farmland There are 786 +/- acres of cultivated land, consisting of approximately 150 acres of irrigated ground, and the remainder being dryland.  Three pivots are currently operating covering 35, 75, and 40 acres each.  With the current water produced these systems are supplying 3.7 gallons per acre on this irrigated ground. Water There are 17 wells on the property of which 7 are in operation producing 550 gpm.  There are 5 more wells that need pumps or minor work that are expected to produce an additional 200 gpm.  There is room for additional irrigation systems and wells allowing for expansion of irrigation on the property.  All of the wells tie into the feedyard and there are two 115,000 gallon storage tanks at the feedyard. Cattle Facilities The permitted capacity of the yard is 45,000 head.  Pens and bunks are in varying conditions.  Currently 2,850 ft. of bunk is currently in use and an additional 17,000 ft. can be used as is or needs some repair. Bunk space of the remaining 11,500 ft. needs to be rebuilt.  Most of the pens are 175 ft. deep and all have cattle drive alleys.  There are several hospital barns scattered around the yard and one processing barn with a Bowman chute.  There are a set of cattle scales and a set of truck scales. Feedmill The feedmill has not been used in several years and consists of two 18’ x 36’ rolls, a 150 HP boiler, and two stationary Roto-Mix mixers.  There are commodity barns, a micro room, a 56,000-gallon liquid tank, and roughage storage at the mill.  Computer and management software is all Walco. Additional Improvements There is a 2,400 SF home/office with separate entrances for home and office.  There are horse barns on the property.  A 7-tower pivot was placed on the east side of the old yard but has not been hooked up to water or electricity yet.  There are two lagoons at the yard that can be pumped to the farmland.
