The ranch is accessible from the intersection of CR 2200 and CR 731, following paved CR 731 for 8+/- miles, where it dead ends into a 2+/- mile dirt easement road in good shape. The easement offers passage through two properties before reaching serenity and peacefulness. As you proceed, the easement immediately turns right/north at the entrance gate following the eastern boundary line for approximately 2,300+/- into the northern neighboring property. The ranch is about 10+/- miles from Yancey, 22+/- miles from Moore, 25+/- miles from Hondo, 35+/- miles from Pearsall, 50+/- miles from San Antonio, and 139+/- miles from Austin. LAND This property has flat to gently sloping terrain with a nice ridge viewpoint ranging in elevation from 680+/- to 720+/-. The ridge rise in the northeastern quadrant offers long-range views to the north of the Texas Hill Country and brush country east, west, and south and would be ideal for a building location not far from the front gate entrance and electricity. The north part of the ranch is red sandy loam soil with some gravel on the ridge, and the south part of the ranch is white sandy loam soil.
