Northern Parcel Surface Water The Lampasas River describes the northern boundary of the northern parcel for a length of approximately 1.5 miles with multiple access points for fishing, kayaking, swimming or soaking in the cool, clear river water. Southern Parcel Surface Water There are two stock tanks located on the property. One near the property's northern boundary. This first tank is larger but the construction has yet to be completed as it is lacking the layer of bentonite required to seal the bottom. and the other near the property’s northern boundary. The second stock tank is located near the southern boundary of the property and holds a moderate amount of water except in extremely dry conditions. Northern Parcel Supplementary Water A large pila located in the northeast corner of the first field in the northern parcel supplies the north end of the ranch, supplying five watering troughs in the various pastures, traps and pens on the property. Southern Parcel Supplemental Water A large pila located towards the north end of the southern parcel supplies two watering troughs, one for each of the two pastures that comprise the property. NORTHERN PARCEL FENCING There is a partial perimeter fence consisting of barbed wire and mesh along with a cross fence that divides the acreage into two pastures. The flood fence along the river’s boundary is in need of repair and/or replacement. SOUTHERN PARCEL FENCING There is a perimeter fence consisting of barbed wire and mesh along with a cross fence that divides the acreage into two pastures. MINERALS DISPOSITION Seller will convey all owned minerals and believes that all minerals are currently owned. AGRICULTURAL/WILDLIFE STATUS Property is currently under an agricultural valuation for grazing. EASEMENTS There are no property access easements through or to the property.
