It is approximately 20 miles west of Cedar Bluff Reservoir which offers excellent recreation and fishing for Walleye, Crappie, Largemouth Bass, and White Bass. Recreation The hunting on the ranch is excellent for white-tailed deer and mule deer.  It is located in Game Management Unit 2 and tags are available by draw for non-residents and over for some seasons for residents.  There are landowner tags available for owners by draw.  The habitat on this ranch is fantastic for upland birds and there is a good amount of pheasants and quail.  There are also a few lesser prairie chickens on the ranch and in the area.  This habitat could be improved by leaving some small areas in habitat with limited or no grazing.  Additional grain sources such as small food plots would also help locate upland birds.  Fishing on the ranch is great for catfish, bass, and bluegill. Agriculture Moisture has been excellent, and the grasses are in great condition and ready for hungry cows! The ranch can run approximately 100 mother cows with some supplemental feed in the wintertime. The ranch offers plenty of windbreaks and easy areas for cattle in case of a large snowstorm. The ranch has a very diverse mix of grasses with both warm and cool season grasses to provide diversity at different times during the grazing seasons. Water/Mineral Rights & Natural Resources No mineral rights will pass with land to buyer.  All water rights owned by seller pass with land to buyer.
