This is a generally rectangular shaped property that contains about 49.26 acre property on the east line of State Highway 36, just north of Seabourne Creek Lane.  The address of the property is 5419 Highway 36 South, Rosenberg, Texas.  Although the property has a Rosenberg address it is not within the city limits of Rosenberg nor its ETJ.  Rather the property is within the ETJ of the Village Of Pleak.  Rosenberg has its water and sewer lines to the north boundary of the property and it is unknown if Rosenberg would allow this property to tap into those lines without some form of annexation agreement.  The property has about 750 feet of frontage on the east line of State Highway 36.  The rear +/-10% of the land does lie within a known flood hazard area.  The property does not appear to be crossed by any pipeline easements.  The property is improved with an older home that was built in the 1940s along with its associated site improvements.  The Village of Pleak has no public utilities and properties within its jurisdiction either rely upon private water wells and private septic systems or municipal utility districts. The property does have a drainage easement that extends to Seabourne Creek.
