This property is in the historically significant Tyler Brent Ranch, just on the northeastern edge of Bartlesville. The property is minutes from Bartlesville; the entrance being located on the north side of E 1800 Road, 0.70 miles north of the Tuxedo and CR 4020 intersection. This unfenced tract is bisected by multiple draws that creates a property with “character” and several potential pond locations. There are currently 4 inactive oil wells on the property and provides current road access into the tract. The soil base of Coweta- Eram soils are found in the lower areas and Shidler stony soils on the upper flats. As previously mentioned, the acreage is currently part of a larger pasture with an excellent Tallgrass Prairie base of forages which has historically been utilized for grazing stocker cattle.
