NY forested land with timber, views and streams for sale:  194 acres of Bolton Landing-Gore Mtn. area forest.  Only 6 miles from Bolton Landing and Lake George, 25 miles from Gore Mtn.  Secluded recreational land with mature timber, streams, and varied terrain for your enjoyment. This 194-acre forested parcel is in the Lake George/Gore Mountain region.  Located in the Town of Bolton, it is a short drive from Bolton Landing, Warrensburg, and Chestertown.  Access is from Hendricks Road, a year-round gravel road, as well from New Vermont Road; both roads are maintained by the Town of Bolton.  There is ~450 feet of frontage (400 feet on Hendricks Road and 50 feet on New Vermont Road).  Electric is roadside along the entire frontage on both roads.  The property lines are easily-defined and well-maintained, offering ease of posting and boundary line maintenance. This parcel has the potential for subdivision per local town regulations, as well as for development opportunities with spectacular views of Gore Mountain and surrounding areas.  Approximately 118 acres of the property is zoned as LC-25, which allows for a density of one primary structure per 25 acres, and the remaining 76 acres is zoned as RR 5-10, which allows for 5 or 10 acres per primary structure.  Based on local zoning, the property could have a subdivision of 11 parcels with primary structures. The Gore Mountain View property has a variety of terrain and aspect that provides for seasonal views of nearly 360 degrees from different points on the property.  Gore Mountain is visible to the west, as are adjacent peaks to the south and north.  The lowest point of elevation on the property (900 feet ASL) is near the Hendricks Road entrance to the property.  The elevation rises ~ 642 feet, to a peak of 1,542 feet at eastern end of the property.  This peak could offer views of nearly 270 degrees, which could be expanded through tree cutting.  Given the expansive trail network within the property, this peak is very accessible by foot, snowshoe/ski, horse, or ATV. Seasonal streams run through the property, feeding into Alder Brook, a classified trout stream, which runs on the opposite side of Hendricks Road and empties into the Schroon River approximately 2 miles from the property, where there is a public fishing area.  The NYSDEC stocks this river with Atlantic Salmon, Brook, Brown, and Rainbow Trout. The Gore Mountain View property offers recreational opportunities for all seasons.  The majority of the property has a northerly aspect, which would tend to hold onto snow later in the season, offering excellent back country skiing and snowshoeing opportunities on the expansive trail network.  The property is located in the northern zone for hunting (DEC Region 5), as well as wildlife management unit 5G, which allows for late bow and muzzleloader seasons.  Hunting opportunities are diverse, including deer, bear, and fall and spring turkey, as well as grouse and snowshoe hare.  Where hardwood trees dominate, the soils are well-drained and nutrient-rich, which could provide opportunities for the development of successful food plots.  In addition, the property is well-stocked with red oak and mature beech, which provide nuts sought after by wildlife. It has been many years since timber harvesting occurred on this property.  The standing timber offers an immediate opportunity for a modest timber harvest and for long-term forest management.  The property could be enrolled under Real Property Tax Law 480a, which could reduce the assessment by 80% and, correspondingly, the school, county, and town taxes.  The timber resource is dominated by white pine, hemlock, and mixed hardwoods (maple, red oak, and beech). The Gore Mountain View property is a short 5-minute drive from the Northway (Interstate-87, exit 24), Bolton Landing at 6 miles, Chestertown at 9 miles, and Warrensburg at 11 miles, where all of the necessities can be had.  It is 45 minutes from Saratoga Springs, 1¼ hours from Albany, 2.5 hours from Montreal, and 3¾ hours from NYC.  Given the development potential and its proximity to all of the amenities of the southern Adirondacks, this property provides great opportunities for outdoor enthusiasts at any time of the year.
