Equine Properties for Sale - A Horse Lovers Dream

Purchasing an equine property is a dream for horse lovers. There are a wide variety of horse properties to choose from, including horse farms, working showjumping yard, ranches, polo estates, or racehorse training facilities. Equestrian estates for sale offer a worthwhile investment and many years of enjoyment.

There are many different types of equine land and properties for sale. Horse properties can range in size from small homestead properties to sprawling ranches with hundreds of acres. When searching for an equine property for sale, it's key to work with the right agent. A real estate agent who knows, loves, and rides horses is someone who understands the lifestyle you are looking for.

What to look for in an equine property

Horses have specific need and the land you choose will have to reflect that. Also remember to think long term, and how your land needs may change over time. There are several things to look for when buying an equine property.

Waste Management

Is there an adequate place for a manure pile? Make sure there is space to put one that passes any potential HOA regulations, local zoning regulations, and environmental regulations.

Fences

Be sure to carefully check the condition of existing fences, and plan for those that need to be built or replaced. Remember, barbed wire should never be used on any equine property.

Pasture Land

The recommended pasture area to support one horse is 2.5 acres. Be sure the property you are looking at has abundant pasture land. Pasture grass is the best feed for horses, and if there is not enough, you will have to supplement your horses diet with good hay.

Some pastures look good from a distance but may have noxious plants or undesirable weeds. It is vital that you and your agent check every property you look at for plants that are toxic to horses, like Foxglove.

Future Renovations

When you have a dream horse property in your head, it may be hard to find in reality. This means sometimes you are going to have to settle for a great house, or a great barn, but not always both. Compromise is key. Be prepared both mentally and financially to do renovations and add buildings as needed. If you do build a barn or decide to renovate, remember to:

  • Look at the bones of the structure
  • Calculate the cost of repairs
  • Choose the location of the new barn carefully
  • When creating a specialized barn, keep future resale value in mind

Equine properties can generate significant amounts of income. Training, accommodating, and competing horses is a big business, and can include barns, stables, and other types of properties. Some of these include:
