This property is not a part of Fisher Peak Ranch, but you do have to drive though it to get here.  That Ranch has a Road Association, and they do road maintenance when required.  Fisher Peak Ranch subdivision is gated.  So the owners here, have decided to pay into the Road Association to keep access roads in good condition.  A small price to pay for good roads.  You will need to get a updated monthly gate code to enter this property through Fisher Peak Ranch for access.  The fee to use that electric gate and pay for road maintenance is $350 per year.  Spanish Oaks Ranch would also be a great place to ride ATV’s and build new trails, as the topography is not very steep throughout most of the property.  All subdivision access roads are private, and do not offer public access without being a landowner or having permission to enter. Region & Climate Trinidad and the surrounding foothills offer what many consider to be a banana belt like climate in CO.  Day time temperatures rarely exceed the 90’s in the summer, averaging 85 degrees.  Cool summer nights average in the 50’s.  Winter time temperatures vary depending on La Nina or El Nino climate patterns.  La Nina patterns typically produce drier warmer temperatures for southern CO throughout the winter and are more common than El Nino patterns.   Where as El Nino patterns usually occur every 2-7 years and typically mean wetter snowy conditions for Southern CO, accompanied by colder winter time temperatures.
