This property is accessible year round where County Road 574 dead ends at the entrance of this incredible recreational paradise! Land This ranch sits at the base of Iron Mountain on it’s Northwest slope just North of the renowned Trinchera Ranch which bounds public lands South of Martin Creek Ranch.  Completely surrounded and protected by the Sangre De Cristo Mountains.  The center of the ranch sits in the Martin Creek drainage which flows right through the middle of the property.  The mountains rise quickly to the East and West, but the valley floor rises gradually with a gentle slope all the way to the base of Iron Mountain’s West slope at nearly 9500 feet above sea.  In this valley there is a nice two track road that dissects the middle of the property all the way up through to the Southern boundary of the property.  From the Southern Boundary of the property that road continues all the way through the 640 acre state school section lease.  Which will transfer to the new owner.  There is NO PUBLIC ACCESS for this 640 acre state lease.  The current owner controls all access to this lease.  Behind this lease there is access to +/-3400 acres of additional landlocked to the public, Bureau of Land Management public land.  There are no public roads that provide access to this land, as it is landlocked behind private property.  The ranch consists of mature very large Spruce, Fir, and Aspen trees interlaced with small meadows found throughout the property and lease.  Excellent habitat for elk and mule deer. Recreation The elk hunting on this ranch is remarkable during the early seasons.  Many different bulls live here in bachelor groups throughout the summer and into the early rut.  As the year goes on these bulls come and go as they please, but it truly is a big bull bachelor pad!  I know of few other places in CO with the quality of trophy bull elk found on this property.  The trail camera photos speak for themselves!  The elk have everything they need here, feed, cover,  water, and security in spades. There is no where else where you can find bulls like this in a over the counter unit.  Over the counter bull elk tags can be purchased for the Archery season, 2nd, and 3rd rifles seasons.  Other trophy animals found here include, large black bears, big muley bucks, and wild turkeys.  This ranch could also make for a great place for cross country skiing with a nice downhill section found on the main road through the property.  Hiking is incredible here, all the way up to the top of Iron Mountain.  Views of these breathtaking mountains will leave you wanting to call this ranch home! Water/Mineral Rights & Natural Resources Water rights have been decreed by court order for Martin Creek which flows through the ranch.  There are multiple ponds which have been built to retain water for the ranch.  These ponds were built in a thoughtful way, to improve habitat for local wildlife.
