Ranch on Morapos Creek

Situated just below Iles Mountain, The Ranch on Morapos features over 2 miles of live water and water rights encompassed by a diverse amount of terrain that presents outstanding hunting opportunities. With the addition of an abundant amount of water sources and a variety of vegetation, this ranch includes every necessity needed to be used as an excellent grazing operation, and attract various species of wildlife! Land Located right of Highway 13 with easy year-round access, the land consists of 763 +/- deeded acres with approximately 55 +/- acres of irrigated hayfields that contain quality alfalfa grass, thanks to the senior water rights.  Additionally, there are numerous hunters’ cabins that are well-kept and compliment this property very well! The Cottonwood grove where the cabins and hayfields are established quickly develop into rolling sagebrush hills that rise into steep bitterbrush filled mountainsides. Furthermore, the Ranch on Morapos boasts over 2.5 +/- miles of Morapos Creek that winds through the middle of the property!           Improvements The Ranch on Morapos features a small wooded area that surrounds many pristine cabins that vary in size and have previously been used as hunters’ cabins! Adjacent to all the cabins are many other outbuildings such as utility sheds and a hay shed. There are also a couple sets of wooden working corrals and pens that are attached to some of the outbuildings. Recreation The Ranch on Morapos borders well over a thousand acres of BLM and does qualify for landowner vouchers for deer and antelope for unit 12. Due to the unit boundary lines, the ranch also has acreage located in unit 211. Additionally, the ranch is approximately 20 minutes away from several access points into the nearby White River National Forest where there are endless trails to hike or off-road along, multiple alpine lakes and streams to fish, and unlimited recreational opportunities! Aldrich Lakes are located less than 15 miles from the property and are known to have many unique species of fish such as Tiger Trout, Lake Trout, and Rainbow Trout! Location Although the ranch is located just outside the small town of Hamilton, Craig is the nearest town that provides multiple gas stations, a couple grocery stores, small local businesses, a hospital, and a variety of different restaurants. Conveniently, Craig is located just about 15 minutes to the north of the property. To the south, Meeker is roughly 30 minutes if you were to continue on Highway 13. Steamboat Springs is approximately 1 hour to the east of the property and offers many additional amenities for one to enjoy. For commercial air travel, Yampa Valley Regional Airport is located in Hayden which is nearly 40 minutes to the east of the ranch.
