DESCRIPTION Located about 8.6+/- miles southwest of Hunt, off paved Highway 39, The South Fork Guadalupe River Ranch is a beautiful 16+/- acres featuring both sides of the river stretching through the property 750'+/-. Upon entering the ranch, a concrete bridge crosses the river, and a concrete road continues through the middle of the property, climbing up to a beautiful hilltop. The hilltop has several potential build sites with beautiful valley views. Electricity is readily available at the top of the hill, located at the northeast corner of the property. The river is extremely accessible, allowing anglers to walk the banks during fishing excursions easily. There is a nice combination of rock bottom shallow sections and deeper holes on the downstream side. Several portions of the river have some rapid areas as well. A thick array of native grass covers the landscape, resulting in a stunning Hill Country setting. There is good accessibility along the banks of the river on both sides. The river is shallow, with a rock bottom on the south side of the bridge, but on the north side of the bridge, there are some deeper holes. A large number of sycamore trees line the river's banks, creating a beautiful setting. As you traverse up the hilltop view via a concrete road, the vegetation transitions into live oak, lacey oak, and shin oak. The top of the hill is relatively flat and offers multiple build sites to choose from overlooking a beautiful valley. IMPROVEMENTS The property is void of any structural improvements.
