The ranch features an all-out-the-gate contiguous 93,000± acres of grazing. In addition, it includes a Bureau of Land Management (BLM) grazing permit spanning 29,930± acres, with a capacity of 2,326± Animal Unit Months (AUMs). Furthermore, a United States Forest Service (USFS) permit covers 55,967± acres, allowing for the grazing of 600 pairs from May 15th to September 30th. The contiguous nature of the deeded acres and grazing allotments streamlines operations, offering convenience and efficiency.

Notable improvements on the ranch encompass a spacious feedlot, a remodeled shop, a comfortable two-bedroom ranch house, and two newly installed pivots, providing irrigation for approximately 300± acres of newly developed farmland. These productive hay grounds serve as a sufficient and excellent hay base for an efficient cattle operation. Additionally, the ranch features a well-designed hillside feedlot with 1,500± feet of feed bunk, a sweep tub, a squeeze chute, a truck loading ramp, a hay shed, and scales.
