The land is located on Kiowa-Bennett Road, HWY79, near Keenesburg, in Weld county, near the Adams county line, just 20 minutes from Brighton and the I-76 corridor. Land 285 +/- Acres: This tract is located on CR6 and CR 63 in southern Weld County. The property is highlighted by a 135 acre pivot and additional +/- 150 acres of flood irrigated land. It has 285 fully bonded acres of Henrylyn Irrigation District water.  The 2 irrigation wells (~450 GPM and ~650GPM) are currently leased from a third party on a year by year basis at $36.50 per acre foot, up to 181 acre ft can be used per year.  The center pivot irrigation system is owned by the tenant farmer, if the buyer does not wish to continue leasing property to the tenant farmer, the pivot can be purchased directly from the tenant farmer or the pivot will be removed from property.  DCP Midstream leases 1ac in the SW corner for $2,200 per year.
