WV wooded land with timber and stream for sale.  The property is accessed via a right of way on the unmaintained portion of the former Postlewait Hollow Road which continues into the property.  There is no electric at the property.The property is entirely forested with a mix of hardwoods, dominated by tulip poplar, soft maple, hard maple, hickory, cherry, red oak, white oak and more.  The northern portion of the tract has a mature to over-mature stand of red maple-ash-chestnut oak with a young stand of tulip poplar coming in.  The southern portion of the property has a stand of over-mature hard maple and a reasonable stand of tulip poplar.  Timber volume is currently approximately 4,000-5,000 bf/acre Doyle Log Rule, offering the potential for some immediate timber harvesting opportunities, particularly on the southern half of the tract.  Some of the over-mature trees are in decline.The diversity of the cover types in a secluded setting also creates a situation conducive to good habitat and hunting for deer, turkey and more.  The current owner has a hunting lease on the property that can either transfer or be cancelled by the next owner.  It currently pays about $1,445 per year.The oil, gas and mineral rights owned by the Sellers will transfer along with the timber rights.  The Sellers currently own the oil and gas rights to approximately 10.775 acres of the property and do not own the rest.  There is no oil and gas activity on the property.  There is an existing lease that was entered into in 2017 that will transfer to the new owner.  The coal rights are previously reserved to the Pittsburgh (nine foot) vein of coal and do not transfer.A small tributary stream to Little Run begins on and flows through the property near the center of the tract following the extension of Postlewait Hollow Road. Plenty of good fishing is found on the nearby streams, though none is available on this property.  Lumberport is only about 7 miles away which also is where both Ten Mile Creek and the West Fork River meet.  The River provides fishing opportunities for a variety of species including large and small mouth bass, muskellunge and catfish along with other panfish species.There is a small cemetery on the northeast portion of the property that occupies about a quarter (1/4th) acre.  The cemetery appears to be maintained (grass has been mowed in the past) and while there is a legal right of way to access it, there is no maintained road leading to it.
