From I-35 & Hwy 166 go 1.5 miles east to South Hydraulic Rd, then south 1 mile to E 170th St S.

Legal Description: NW/4 3-35S-1E of the 6th P.M. Sumner Co. KS.

Taxes for Tract 1 & 2 combined 2025 taxes were $1,861, 2026 taxes will be prorated to day of closing.

Minerals: Any minerals owned will transfer with the surface rights.

Description: Tract 2 is approximately 158± acres and lies west of tract 1. East fence is not the boundary. Tract 1 & 2 are combined on FSA report. Tract 1&2 consists of approximately 313 acres. According to the county FSA office there is 248.46 DCP cropland with 248.4 wheat base acres and 35-bushel yield and 2 acres soybean base with 25-bushel yield. The farm has approximately 67.2 acres of native grass with balance being crop land. Tract 2 has electricity and rural water service. There is also a 104×48 Quonset building, four steel grain bins, 2 small ponds and a small set of corrals. There is good gravel road access on the north and west.

Principal soil types are: Elandco silt loam, class V; Kirkland silt loam, 0-1% slope, class III; Rosehill clay loam 3-6% slope, class IV; Tabler silty loam, 0-1% slopes, class II; Kirkland silt loam, 1-3% slopes, class II; Milan loam 1-3% slope class II.

Possession on all Farms: will be March 1, 2027 or after the harvest of the 2027 spring crop.

Previewing the Farms: can be done during daylight hours only. Do not drive on any crops

Terms: 10% of the total purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of marketable title.
