The Ute Indians are known for their great game management. It’s been said that water is the new gold and I will 100% agree. This ranch holds water rights of 3 CFS for all your irrigation, piscatorial or recreation needs, also the ranch has adjudicated water rights directly from the Animas River. The water rights  create an incredible value and there is a huge demand for  water rights and we believe the water will have even more value in the future.  At the end of the day the hard work has been done and more importantly it was built and engineered and permitted perfectly for the sports man in mind and the ranch is now ready to create your own wildlife sanctuary.  This type of property with it’s prime location and power, water and mineral rights  would be extremely hard to replace.  The owner has allowed me to hunt and fish the property, and we ALWAYS catch fish, and shot our limit on Ducks, every  time last season!!  (Owner financing is available up to 50% @ 5% for 5 years)
