Description

The Comanche Ridge Game Ranch encompasses approximately 737 acres near Sidney in Comanche County, Texas, combining scenic views, abundant water features, diverse terrain, and extensive ranch improvements. This high-fenced property offers opportunities for whitetail and exotic wildlife management, hunting, fishing, and cattle ranching. A stone residence occupies an elevated homesite overlooking one of the ranch’s lakes, with expansive covered porches providing a comfortable setting to enjoy the surrounding landscape.

LOCATION

Located just outside Sidney, Texas, the ranch is approximately 139 miles from Fort Worth, 160 miles from Dallas, 148 miles from Austin, 44 miles from Stephenville, and 39 miles from Eastland.

TOPOGRAPHY, RANGELAND & HABITAT

Rolling terrain ranges in elevation from approximately 1,520 to 1,620 feet, creating scenic vantage points and natural drainage throughout the property. Native grasses, browse, and scattered cedar trees provide grazing, wildlife cover, and bedding areas. Soils include Karens loam, Brackett-Karens loam, Bolar clay loam, Blanket loam, and Pedernales fine sandy loam, supporting a variety of pasture and habitat conditions.

WILDLIFE

Managed with an emphasis on whitetail deer, the ranch also supports exotic species including American bison, blackbuck antelope, elk, fallow, scimitar-horned oryx, addax, eland, aoudad and axis deer. High fencing and an established network of hunting blinds and feeders support wildlife management and hunting activities. Lakes and ponds offer fishing opportunities for bass and catfish.

AGRICULTURE

Native grass pastures provide grazing potential for cattle, while a coastal Bermuda field near the entrance offers opportunities for hay production and additional grazing. Cross fencing supports pasture rotation and livestock management. Agricultural infrastructure includes an overhead feed storage bin and twelve 600-pound feeders for corn and protein, allowing the property to accommodate both livestock and wildlife operations.

IMPROVEMENTS

The ranch features a 2,139± square-foot stone residence built in 2007, with two bedrooms, two bathrooms, and approximately 900 square feet of covered porches. Positioned on a natural high point, the home enjoys long-range views overlooking one of the lakes. A covered RV parking area is located near the residence. Additional improvements include a barn near the front of the property, six RV hookups, perimeter high fencing, and cross fencing. A paved road connects the entrance to the residence, while an established network of ranch roads provides access throughout the property.

WATER

Surface water includes three lakes—two smaller lakes and one approximately five-acre lake—along with eight earthen ponds. Five water wells serve the ranch, including two that supply the homesite.

ELECTRICITY

Electric service is provided by Comanche County Electric Cooperative.

MINERALS

Minerals are negotiable. The seller believes he owns 100% of the mineral estate across the majority of the ranch and 50% beneath an approximately 133.5-acre tract, subject to title confirmation.

AREA HISTORY

The ranch lies near the historic community of Sidney in western Comanche County. Settled around 1870 and formerly known as Jimmie’s Creek and Round Mountain, Sidney developed around farming, local commerce, schools, and churches. A log schoolhouse established in 1877 served both educational and religious gatherings, while the introduction of Holstein cattle in the 1880s helped establish the area’s dairy industry. Nearby Round Mountain is associated with pioneering geologist Robert T. Hill, whose early field studies contributed to the understanding of Texas geology.

OTHER

The twelve 600-pound feeders and overhead feed storage bin are included in the $8,300,000 asking price. Exotic animals and other ranch equipment are excluded from the asking price but are available for purchase separately.
