Located minutes from I64 and adjacent to the Walmart distribution Center, Blow Flats Rd is a high-traffic area for 18-wheelers.  The parcel, zoned M2 General Industrial, is located in James City County's PSA and adjacent to the Greenmount Industrial Park. It is close to a substation, high voltage power lines, Colonial pipeline, and a railway line. It has frontage to Woods Creek and is a short drive to Newport News.

Currently used as a hunting parcel, it comprises mixed timber (last cut in the early 1990s). Topography map shows rolling topography for the majority of the parcel with steeper gradient towards the creek.
