The offering is for a 1/2 interest in the property subject to the General Partnership Agreement and remaining partner approval. Approximately 1,290 acres of the property are enrolled in the Wetlands Reserve Program with ±50 acres unencumbered. There is an excellent elevated road system in the swamp with rocked low water crossings that allow for water flowage when the water rises. The river in this section of the swamp has been channelized. A well-maintained road parallels the river for over 5,000 feet providing excellent fishing opportunities. The timber is mature. The property is manicured and established to enjoy all types of hunting. Game is plentiful with trophy deer and long beards. There is a dove field and a floodable upland duck impoundment. The duck impoundment is flooded by a large well and also has spray heads in the pond to ensure a successful crop. An additional ±34 acres of cropland is available to be planted for wildlife.
