Description

The Middle Creek Farm is an exceptional recreational property featuring high quality soils that not only produce large crop yields but also grow giant deer. The rocky, hardwood lined ridges, fertile tillable acreage, giant deer, and proximity to the Kansas City metroplex make this property an ideal candidate for the recreational minded land investor.

LOCATION

The property is located less than an hour south of the heart of Kansas City with an easy drive down Highway 69 and then west for 3 miles on W 399th St. The nearest town is La Cygne which is located 5 miles south.

TOPOGRAPHY, RANGELAND & HABITAT

The farm features rocky ridges covered in a variety of hardwoods providing not only cover but forages as well. The topography fluctuates between 930′ on the highest ridges down to 820′ in the creek bottom.

The multiple ridges running throughout the property provide incredible travel corridors for the bucks searching for that next doe during the rut or for you to pattern a buck during the early season.

There are a couple locations around the property where waterfowl impoundments could be created to extend your hunting season and all around versatility of the farm. Creating these impoundments in the hardwoods would create some exceptional feeding habitat for the waterfowl feeding on the fallen acorns.

WILDLIFE

The Middle Creek Farm has exceptional wildlife including white-tailed deer, Eastern turkey, and various waterfowl species. This property has been strictly managed during the current owner’s tenure to grow and produce trophy whitetails. Along with the wildlife, catfishing can be enjoyed in Middle Creek.

Historically, this farm grows incredible trophy whitetail. In 2025, the farm was no different with 5 deer over 160”. 3 of which were over 170” and 1 over 180”. All of them are still alive as of shed season and should all continue to grow and be there for the 2026 season. Large ownership to the north and west further enhances the ability to let deer mature to 5 years of age.

AGRICULTURE

There are 146± acres of tillable located on the property that has historically been in a soybean, corn, wheat rotation. Soil quality is phenomenal and is rated Class II and consists mainly of Verdigris, Lebo, Hepler, and Osage silt loams. The tillable acreage is currently on a cash rent basis of $110/acre for a total of $16,060.

IMPROVEMENTS

The property has strategically placed redneck blinds, tree stands, and feeders. A map with access trails will be provided for the new owner. The seller wants the next owner to succeed in the harvest of tremendous deer.

WATER

The property gets it’s namesake from the live water traversing the property referred to as Middle Creek. There are also several wet weather streams that feed into Middle Creek along with a small pond located toward the western boundary.

Rural water runs along the road frontage providing a great resource for those looking to build a home or hunting lodge.

ELECTRICITY

Electricity can be found along the road frontage as well as the interior of the property near the oil & gas facilities.

MINERALS

All minerals are believed to be owned and shall be transferred with the sale of the property. The minerals are currently leased and under production. The production has historically generated the Seller approximately $18,000/year.

The O&G production on the property has proven to be a great benefit. The operator does not hunt, and he also does NOT access the property during hunting hours keeping the prime movement times undisturbed. For the absentee landowner, the operator acts as a great security resource by keeping an eye on the property and notifying the landowner of anything that may seem amiss. This is a great relationship that has been developed by the current owner and is strongly recommended to the new owner to continue.

This is an Agent/Broker owned property.
