T 7 Ranch

Situated on the eastern bench of the Kamas Valley, the T 7 Ranch offers an opportunity for the next owners to continue stewardship of a landscape that has been meticulously cared for over multiple generations.

The ranch is located east of Highway 32 between the communities of Oakley and Kamas. 150+ acres of flood-irrigated pasture, along with hundreds of acres of gently sloping sage-covered hillside, meet the western edge of the Uintah Mountain range. The upper reaches of T 7 Ranch include over 350 acres and offer views of the expansive valley below as well as the Deer Valley ski area and Mount Timpanogos. The ranch is located minutes from downtown Oakley and Kamas, two increasingly popular communities in the Wasatch Back. The elevation at the western border of T 7 is approximately 6,500 feet, and the easternmost boundary by the US Forest Service border sits at approximately 7,800 feet.

The ranch contains hundreds of acres of lush pasture, flood irrigated through a series of canals and diversion points. A mixture of grass hay is grown, which provides enough feed to sustain grazing cattle from spring through fall. The entire ranch is fenced and cross-fenced, thriving on a rotational grazing program that has produced one of the highest quality soils in the valley. Water associated with the ranch provides ample irrigation and stock watering, and, if so desired, there is potential for a new owner to improve grazing on the upper reaches of the property. Carrying costs on this property are low because there are no wells or pumps needed to move water around.
