Located in the Opportunity Zone, the Port Bay Ranch is approximately 6+/- minutes from Rockport, approximately 15+/- minutes to Aransas Pass and approximately 35+/- minutes to Corpus Christi. For generations, Rockport has been a popular attraction for both avid fishermen and duck hunters. The Port Bay Ranch offers a unique opportunity for duck hunters in the fact that it has a freshwater pond located in the southern portion of the ranch. A variety of ducks can be seen from the duck blind during the winter months including pintail, wigeon, teal, and redheads. Due to its close proximity to boat ramps, such as Conn Brown, Cove Harbor and Copano Bridge, the fishing and duck hunting opportunities are endless with Port Bay, Copano Bay and Aransas Bay being close by. The entire ranch falls within the FEMA floodplain and a small portion of the property is located within Rockports ETJ. Wildlife: Whitetail deer, hogs, migrating waterfowl, dove and other native wildlife can be observed on the property. Terrain: The Port Bay Ranch is flat, with the entire property being close to sea level. The soil classifications are a mixture of Narta Loam transitioning into Dieterich loamy fine sand towards the southern portion. Improvements: The ranch has one water well, the depth being unknown. There is also a set of working pens located in the northern portion of the property. Provided by AEP, there is currently an electric meter upon entering the ranch. Water: One shallow water well (depth unknown) is located on the property. There is one larger pond with a duck blind located on the southern portion which stays full with sufficient rainfall, as well as a few smaller ponds located along FM 1069. Exemptions: The Port Bay Ranch is currently Ag-Exempt.
