3.47 acres
Sale
Slip off the grid on 3.47 quiet, wooded acres backing to the Roosevelt National Forest, where you can hike straight into public land from your own property. A cozy cabin with a south-facing aspect that pulls in sun and forest views, and genuine remoteness, yet still within reach of the metro and Nederland's mountain-town charm and Eldora's slopes. A rare escape for a buyer who wants to be truly off the grid without leaving the Front Range behind. Land 3.47 treed acres adjoining Roosevelt National Forest. The approach is a rugged mountain road best suited to a high-clearance or four-wheel-drive vehicle; access and the off-grid systems are worth reviewing as part of due diligence.
Improvements A one-room cabin of roughly 600 square feet, plus a separate outbuilding for storage. A deck off the cabin opens to forest views. The property is off-grid: wired for solar with moveable panels and set up for propane, with no grid power and no drilled well.
Recreation Step out the door into Roosevelt National Forest for hiking and backcountry exploring right from the property. The adjoining public land sits in Game Management Unit 38, an over-the-counter elk unit: bull elk tags for the 2nd and 3rd rifle seasons require no draw and no preference points, so a hunter can buy a license and hunt national forest straight from the parcel. Deer and cow elk run through Colorado’s limited draw, and tag structures are set annually by Colorado Parks and Wildlife, so hunters should confirm current-year seasons and availability before planning. Eldora Mountain Resort is a short drive for downhill and Nordic skiing, and the surrounding foothills and high country offer miles of trails for mountain biking, rock climbing and hiking. Nederland’s restaurants, cafes, and shops round out the weekends.
Region & Climate At roughly 8,400 feet, summers stay mild with highs in the mid-70s, and winters run cold with highs in the low-to-mid 30s and dependable snow. With Nederland’s food and drink nearby and the forest at the property line, it’s a comfortable base in every season.
History
Gilpin County is steeped in Colorado’s hard-rock mining past. This stretch of the mountains is also part of the storied Lincoln Hills area, established along South Boulder Creek in the 1920s as one of the few mountain resort communities in the country that welcomed Black families during segregation, and effectively the only one of its kind west of the Mississippi. It was home to Camp Nizhoni, a summer camp for Black girls, and to Winks Lodge, which hosted figures like Duke Ellington and Langston Hughes and was named a National Historic Landmark in 2023.
Location Centrally located south of Nederland, with easy drives to Black Hawk, Boulder, and west Denver.
