Bridwell Farms

The Bridwell farm consists of 160 acres located to the north of Rochester, TX in Haskell County. This farm has been operated by the same owner since the mid 70’s while being very well maintained and a productive farm year in and year out.

This farm has great access on State Hwy 6 and offers producers a multitude of opportunities to grow various crops with the existing infrastructure and soil profiles.

Soil:

The farm consists of sandy loam soil, Abilene Miles complex, Devel Nobscot and a portion of the dry land is Rotan clay loam. The farm has primarily been a wheat, cotton and hay farm with some milo planted for crop rotation. The farm would be ideal for any producer looking to grow peanuts as well.

Improvements:

The farm has 8 water wells that are tied into the underground lines that services both center pivots. There is also a line laid to supplement water to the pivots via a holding pond on the farm. The holding pond has the ability to pump water to either pivot using a booster pump from the pond to either center pivot.

The farm has two Brock Grain bins that have sweep augers, and hold 3000 & 2000 bushels.

The farm will also include a 6’x40’ grain auger.

Pivots:

There are currently two pivot systems in place that convey with the farm.

Zimmatic 4 tower pivot

Water:

The farm has 8 irrigation wells that are used to run the pivot systems on the farm.

The Wells are around 55-70ft deep.

There is a concrete storage tank that the seller built on the farm to pump water into for supplementing the irrigation wells. This tank holds roughly 1,000,000 gallons of water and once filled the seller can pump water to either pivot system from this tank. The system is used to ensure the wells production is uniform while watering crops during the summer and winter!

Minerals:

The sellers will convey all surface rights wind, water and solar at closing and funding.

There are no active leases in place at the Time of this writing.

Lease:

The current farm cultivation is operated by the owner and his grandson.

No active leases are in place.

This farm is being offered turn key with all improvements for $4000.00 per acre.
