The Loess Canyon region of southeastern Lincoln County is known for it’s very diverse and unique ecosystem and this ranch sits in the middle of the region. With a mix of narrow gulches and steep canyons this property offers opportunities for livestock grazing and big game hunting.

County maintained Snell Canyon Road traverses through the property and Government Pocket Road traverses the southwestern portion. Rural public power is located on the property along the road.

An older building site includes an older house and outbuildings with an electric submersible well and power. No one has lived at the property for many years. There is an additional point on the ranch that includes a calving barn and gathering pens. There is a submersible well at this barn as well.

Stock water is provided by a series of stock tanks serviced by a water pipeline and windmills. The water pipeline is supplied water from the submersible well at the building site. The stock tanks are equipped with water valve and float systems.

The property is cross fenced for grazing management. The western portion of the ranch has had some management of the cedar trees through the years however the eastern portion has had little management of the cedars.

This mix of tree cover lends the property to being diverse for both livestock grazing and big game hunting.

Historically and depending on rain fall, the ranch has a carrying capacity of 130 - 150 cow calf pairs for a 5.5 month summer grazing season.

Most of the perimeter of the ranch is fenced with barbed wire on wooded posts and cross fenced with the same. The eastern side of the ranch is fenced with a high fence game type of fence.

It should be noted that as common with some Loess Canyon ranches, the perimeter fences are not on the actual rectangular survey lines. The fences are actually placed for convenience and there is some give and take between neighbor for land use. Annual precipitation rate in this region is 20-22”.

LOESS CANYON REGION OF NEBRASKA

This unique ecosystem located south of the Platte River valley and southeast of North Platte is comprised of about 340,000 acres of silty soils, which long ago eroded into narrow gulches and steep canyons. These hills support mixed-grass prairie and scattered cropland. The mixed-grass prairies have been highly invaded by eastern red cedars in recent decades. Though the cedars have limited the grazing capacity of the rangeland they have created fantastic wildlife habitat for elk, mule deer, whitetail deer, turkey and many species of fur baring animals including coyote, bobcat and raccoon. Upland bird hunting including prairie chicken and grouse is also active in this region.

NORTH PLATTE AND REGIONAL INFORMATION

Brady and Maxwell as communities have limited services. Brady and Maxwell Public Schools are K-12 schools. North Platte is the County seat of Lincoln County. It is home to a Regional hospital and nearly all the services one could want.

North Platte Regional Airport is located about 30 minutes from the Snell Canyon Road Ranch. There is daily air service to Denver’s DIA and runways to handle jet landings and take offs.

Just over an hours travel on I-80 to the east is Kearney, NE, where you will find additional hospital services and more shopping.
