Legal Description: SE/4 3-35S-1E of the 6th P.M. Sumner Co. KS.

Taxes: 2025 taxes were $481, 2026 taxes will be prorated to day of closing.

Minerals: any minerals owned will transfer with the surface rights.

Description: This tract consists of approximately 157.6± acres. According to the county FSA office there is 156.75 DCP cropland with 148.5 wheat base and 45-bushel yield, 5.9 grain sorghum base with yield of 37 bushels, and .20 soybean base with a yield of 41 bushels. Terms: 10% of the total purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of marketable title.
