The farm has been in a wheat, cotton, Haygrazer rotation by the owners and current tenant. Depending on the season and the rainfall this has been a productive piece of land for the current owners. Hunting:
This place is right in the heart of the waterfowl flyway for Haskell County TX. The surrounding area is known to produce crops that are staple diets for waterfowl, the area grows a lot of irrigated Peanuts, Milo and some Corn. The farm has a really good watershed that has the potential on the east side of this property to build a really big playa lake or a pond for waterfowl and dove hunting!

Minerals:
The sellers do not believe they own any oil gas minerals.

There was a previous reservation on the wind rights but the Water and solar rights will convey with the sale!

The sellers have leased the hunting from time to time for waterfowl and have said hunters were pleased with their success in that area!
