Irrigated Farmland with Cattle Feeding Facilities

Clift Land Brokers is proud to be working with the Sizelove family to market this unique property located in Northwest Oklahoma. The property consists of a livestock conditioning yard, with irrigated pastures and native grassland. The current operations consists of feeding and growing cattle which rotate through the property from the yard to irrigated and native pasture lands until the cattle obtain the desired weight.

The property is comprised of +/- 1,150 wet acres, +/- 600 acres of native grassland, and +/- 135 acres dedicated to the conditioning feed yard area. The irrigated land consists of eleven (11) center pivots (one located on school land leased), and eleven (11) irrigation wells with a total capacity of forty-five-hundred and seventy-five gallons per minute, or 4.2 gallons per wet acre. An additional pivot point, plumbing, and electrical is available to an additional quarter section of school land lease. There a two (2) quarter sections of Oklahoma School land, currently leased by the owner, that will be available.

The native grassland acres located primarily in the Northeast portion of the property (~60%) include a drainage segment with tree canopy for livestock and wildlife habitat. The remaining acres are throughout the property in and around the pivots and feeding yard.
