WK Ranch

Location: WK Ranch is located on the north side of I-20 in between Cisco and Baird, TX next to the historic town of Putnam, TX. The south boundary of the ranch fronts approximately 2 miles of I-20 access road and Old Highway 80. It is also less than 2 hours from Ft Worth and 30 minutes to Abilene.

Terrain: The land is full of scattered live oak and mesquite. Areas of mesquite control are noticed throughout the ranch. The south portion of the ranch (10%) has big elevation change with excellent views. As you go north the land is slightly rolling with an excellent turf of native grasses. There are 2 nice wheat fields used for cattle grazing, both attract lots of wildlife. The topography of the WK Ranch has a good feel and offers many scenic views.

Water: The home has rural water provided by Westbound Water Supply Corp. out of Cisco. In addition to the rural water there are 13 ponds ranging in size from ¼ acre up to 3 acres. Most of the ponds offer fishing with several of them reported to have quality Bass and Catfish. Duck hunting can be excellent in the wintertime.

Improvements: The WK Ranch house was custom built in n2006 by the current owners. This house is very user friendly and very unique from the concrete countertops to the hill country feel you have sitting on the enclosed porch. The design was carefully thought out and built right! There is 2,746 sqft. that is heated and cooled per the Callahan CAD plus 352 sqft. of covered porches. Recreation: The hunting is considered excellent! The owners have been on a feeding program for many years. There are 14 corn feeders, 3 protein feeders, and 8 deer blinds which are all included with the sale. The ranch offers year-round recreation, deer hunting in the Fall, turkey hunting in the Springtime, and fishing year-round.

Comments: The WK Ranch is a turn-key ranch ready to go day one! The road system on the place provides access to all parts of the ranch and is very nice. The owners have always run 45-50 cows.
