From I-35 & Hwy 166 go 1.5 miles east to South Hydraulic Rd, then North ¾ of a mile.

Legal Description: N/2 NW/4 27-34S-1E East of the 6th P.M. Sumner Co. KS.

Taxes: 2025 taxes were $458, 2026 taxes will be prorated to day of closing.

Minerals: any minerals owned will transfer with the surface rights.

Description: This tract consists of approximately 81± acres. According to the county FSA office there is 81.22 DCP cropland with 80.8 wheat base with 45-bushel yield and .10 acre soybean base with a 25-bushel yield. This farm consists of nearly all class II soils and with very little slope. There are electric lines along the road to the west.

Principal soil types are: Bethany silt loam, 0-1% slopes, class II; Bethany silt loam, 1-3% slopes, class II; Kirkland silt loam, 0-1% slopes class III.

Possession on all Farms: will be March 1, 2027 or after the harvest of the 2027 spring crop.

Previewing the Farms: can be done during daylight hours only. Do not drive on any crops

Internet Bidding: will be available by clicking online bidding link to register, there is 5% Online Bidding fee that will be added to final bid price, if bidding online only. Terms: 10% of the total purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of marketable title.
