From I-35 & Hwy 166 go 1/2-mile west to S Seneca Rd, then North 4 miles to E 120th St. South. Next go 1 mile west.

Legal Description: SE/4 1-34S-1W of the 6th P.M. Sumner Co. KS less tract previously sold in SW corner.

Taxes: 2025 taxes were $925, 2026 taxes will be prorated to day of closing.

Minerals: any minerals owned will transfer with the surface rights.

Description: This tract consists of approximately 155.7± acres. According to the county FSA office there is 148.93 DCP cropland with 145.8 wheat base with 32-bushel yield and .80 acres soybean base with a 25-bushel yield. There are power lines along the south road which is good gravel.

Principal soil types are: Farnum loam, 1-3% slopes, class II; Farnum loam, 0-1% slopes, class I; Milan loam, 3-6% slopes, class III; Bethany silt loam 0-1% slopes, class II; Bethany silt loam, 1-3% slopes class II; Milan loam 3-6% slopes, class III.

Possession on all Farms: will be March 1, 2027 or after the harvest of the 2027 spring crop.

Previewing the Farms: can be done during daylight hours only. Do not drive on any crops

Internet Bidding: will be available by clicking online bidding link to register, there is 5% Online Bidding fee that will be added to final bid price, if bidding online only. Terms: 10% of the total purchase price is to be placed in escrow the day of the auction with the balance being due upon delivery of marketable title.
