Just West of the arena there are three unbelievable pre-work areas that are also equipped with an elevated press box and outdoor lighting. All the work areas for training and performance are built with top rail to ground solid steel fencing with pipe frame. The ground in all the working areas has been well maintained and is good ground. All the work areas, and arenas are connected by an elaborate set of pipe cattle holding pens that funnel cattle from the west side of the propertys cattle feeding area. The layout of this system is extremely proficient and logical. In the working arena areas, there are holdback pens for two additional sets of cattle once they are settled. Texas High Plains Boast an Abundant Supply of Cattle for the Cutting Horse Training Enthusiast One of the biggest draws to this region and particular site location accommodation and access to cattle. The sellers of this facility will be on going neighbors on adjacent land and manage a commercial cattle feeding operation nearby which includes a feed yard and a few thousand acres of farmland where they run cattle on wheat and forage. The cattle feeding operation is connected by pipe alley to additional feeding pens they are retaining just west of the west property boundary. Just across the road to the east is the Equine Facilitys Cattle feeding pens. It is extremely easy for cattle to be moved on and off this premises without ever having to be loaded on hauled by truck. The sellers are very interested in an arrangement to supply and care for the cattle.This will be one of the best setups in the cutting horse industry for someone wanting to have access to a constant supply of fresh cattle. Provision of Cattle pursuant to terms and fees. This setup was originally designed as a state of the industry cutting facility by the late Lonnie Allsups from Clovis, New Mexico and through the 80s, 90s and early 2000s some the best cutting horses and trainers were seen performing and training on these grounds. The facility has be in operation continuously since its birth, but the new owners have done quite a bit of work to bring the facility back up to standard. Equine Boarding Facilities Close to Amarillo Texas Located 90 miles SW of Amarillo, Texas, the Equine Lodging areas consists of two identical 40 X 145 stall barns. Each of these are equipped with 24 permanent stalls. In the Southwest part of the property is a large 240 X 60 barn the current sellers refer to as the Mare Barn. During cutting events they often put temporary stalls in this barn as well as the Training Barn located between the Indoor and Outdoor Arenas. Each of these barns are wood framed, metal clad structures with rollup doors. Between the two stall barns is located one of the two functioning horse walker/exercise areas and the other one is located just east of the outdoor arena. Potential Commercial Equine Facility with Vet, Tack, and Office Building The Vet/Tack/Office building is located in the center of the property and is equipped with a heavy duty stanchion for basic vet and trim work. In this facility there are inside wash racks, mens and womens bathrooms with showers, lockable cinder blocks tack rooms and an office. Outside washracks are also present as well on west side of this facility. Farwell Texas Homes on Horse Property On site trainers houses are found on the East side of the property. They are two brick, 3 bedroom/2 bath homes with built in carports. These houses are well designed and very functional with nice sized bedrooms and sensible floor plans. There is also a 3BR/2BA Doublewide just south of the Mare Barn in the SW corner of the property that will accommodate another employee or boarder at the facility.
